From aviation and logistics to homes and retail, Dubai South’s rapid growth in 2025 highlights its rising status as a global business, trade and investment gateway….reports Asian Lite News
Dubai South recorded another year of strong expansion in 2025, welcoming 653 new companies and pushing the total number of operational businesses within its ecosystem to more than 4,200, underscoring its growing role as one of Dubai’s most important economic and logistics hubs.
The development also achieved an impressive 90 per cent retention rate among existing businesses, highlighting sustained investor confidence in its integrated model that brings together aviation, logistics, real estate and commercial infrastructure in a single master-planned destination. The number of new business licences issued rose by 65 per cent compared with the previous year, reflecting continued demand from regional and international investors seeking a strategic base in Dubai.
Real estate momentum
Dubai South’s real estate arm recorded significant progress during the year, successfully delivering The Pulse Beachfront project, which includes 800 residential units. The development was completed amid strong demand for well-connected residential communities close to Al Maktoum International Airport and major logistics corridors.
Looking ahead, Dubai South Properties is preparing for the handover of approximately 1,300 additional units in 2026 across South Bay and the South Living Tower, further expanding its residential portfolio. To meet rising demand, several new projects were launched in 2025, including HAYAT by Dubai South, Beachfront Gates and South Square. All three developments generated strong market interest and were completely sold out shortly after launch, signalling robust buyer confidence.
Towards the end of the year, Dubai South also announced its first dedicated retail and lifestyle destination, South Bay Mall. Spanning 200,000 square feet, the mall is expected to become a focal point for residents and visitors, offering a curated mix of retail, dining and wellness experiences that enhance the live-work-play environment of the Residential District.
Logistics and e-commerce
The Logistics District marked another successful year, consolidating Dubai South’s position as a major contributor to the UAE’s logistics and supply chain sector. Several high-profile facilities were inaugurated, including operations for Expeditors, a Ford distribution centre, and the DHL Innovation Centre. Strategic agreements were also signed with global logistics giants DHL and UPS, supporting the expansion of their regional operations through advanced, purpose-built facilities.
To support small and medium-sized enterprises, Dubai South launched new multi-user facilities designed to offer flexible, strategically located infrastructure aligned with global market requirements. EZDubai, the dedicated e-commerce zone, continued to play a central role in the growth of the sector as the UAE’s e-commerce market reached AED 32.3 billion in 2024, according to the latest industry data.
Aerospace hub sees landmark deals
The Mohammed bin Rashid Aerospace Hub concluded 2025 with a series of landmark achievements, signing strategic agreements with major aviation players including Avia Solutions Group, Atherion Aerospace, UUDS, Tariq Al Futtaim and Al Burj Holding. Several new facilities were inaugurated during the year, including Satys, Tim Aerospace and RH Aero, while GE broke ground on a new built-to-suit facility at the hub.
To meet growing demand for aviation services, the hub announced the launch of major new developments, including a Sky Support Complex and The VIP Terminal Boulevard, a premium project designed to attract leading aviation companies and luxury retailers from around the world.
Commenting on the performance, Nabil Al Kindi, Group CEO of Dubai South, said the results reflect the strength of the integrated ecosystem and the confidence global businesses place in the destination. He added that Dubai South remains focused on delivering world-class infrastructure and supporting sustainable growth in line with Dubai’s vision to strengthen its position as a global economic and aviation hub.
