Emaar Properties has unveiled plans for a Dh200 billion masterplan development in Dubai, describing it as its most ambitious project to date. Emaar Properties has announced plans for a new mega masterplan development valued at Dh200 billion and with a gross floor area exceeding 4.5 million square metres.
The Dubai developer, known for landmark projects including Burj Khalifa, Dubai Mall and Downtown Dubai, said the new scheme will combine residential, commercial, hospitality and community elements within a large-scale mixed-use destination.
According to the company, the development will include residential towers, signature villas and mansions, Grade-A office space, retail destinations, hospitality offerings and a range of civic and cultural amenities.
Announcing the project on Thursday, Emaar founder Mohamed Alabbar described the scheme as the company’s most ambitious vision to date.
“What we are about to reveal is our most extraordinary dream yet: a place where the finest architecture, the most immersive landscapes and the most advanced thinking about how people live come together in one magnificent vision. This development reflects our deep confidence in the future of the UAE. This is Emaar at its most ambitious, and Dubai at its most inspiring,” said Alabbar.
The company did not disclose the location of the development, the number of residential units planned, or the timing of property releases for sale.
Emaar said the residential towers will offer views of some of Dubai’s most recognisable landmarks, including Burj Khalifa, Burj Al Arab and Palm Jumeirah. The company also outlined plans for a high-end gated villa enclave within the master plan.
“At the pinnacle of the masterplan will lie an exclusive gated villa enclave, an unrivalled collection of expansive five and six-bedroom residences and statement mansions offering private gardens, cascading water features and resort-calibre amenities that surpass anything previously delivered in Dubai,” it said.
The development is expected to be connected to Dubai’s metro network and designed around the principles of the 20-minute city, an urban planning concept that aims to ensure residents can access essential services and amenities within a short walk from their homes.
Emaar said the project will incorporate advanced smart mobility infrastructure, intelligent building systems and extensive digital connectivity. The developer added that residents will have access to EV-friendly pathways, app-integrated community management systems and data-driven public services.
Essential facilities, including schools, healthcare services, mosques, cultural venues and retail destinations, are planned to be within walking distance of residential neighbourhoods.
Open space forms a significant part of the proposed masterplan. Emaar said the project will feature parks, swimmable community lagoons, lakes, linear gardens and water streams linked by shaded promenades and dedicated cycling routes.
A large district park is planned as a central community hub. The company said it will include sports courts, event lawns, splash parks, beach areas and outdoor wellness facilities designed to encourage recreation and social interaction.
The masterplan will be organised into five distinct zones, each with its own character and function. Emaar said the development will include a Business Hub designed to provide a professional working environment, alongside an Urban District focused on city living and commercial activity.
Other planned areas include a Young Families Cluster, which the company said will offer an active and creative environment, and a Family Living Zone aimed at supporting longer-term residential communities.
The announcement marks one of the largest development proposals revealed by Emaar in recent years and underlines the company’s continued focus on large-scale mixed-use projects. While the developer has outlined the project’s broad vision and key features, further details, including its exact location, sales schedule and residential capacity, are expected to be released at a later stage.
